Common Water Heater Repairs
Thermocouple replacement
The usual fix when a gas unit stops heating. This part controls gas flow to the burner, and a worn one shuts the flame off.
Anode rod replacement
Prevents tank corrosion from minerals in the water. A fresh rod is one of the cheapest ways to add years to a tank.
Pilot light issues

Permit is required
Washington's Uniform Plumbing Code requires a permit for nearly every water heater replacement. Inside Vancouver city limits that's the City of Vancouver Community Development Department; unincorporated Clark County goes through Clark County Community Planning. We pull the correct one for your address.
Seismic strapping
Vancouver sits in the Cascadia Subduction Zone / Portland Hills Fault area. Every tank unit gets two seismic straps — upper third and lower third, at least 4" above the controls — anchored to studs or masonry.
T&P relief valve
Every storage water heater needs a verified temperature-and-pressure relief valve, piped to discharge within 6" of the floor or to an approved drain receptor.
Expansion tank
Required on closed systems — homes with a pressure-reducing valve or backflow preventer — to absorb pressure from thermal expansion and protect the tank and plumbing.
Combustion & venting safety
Gas units can't go in small, frequently-used rooms like bedrooms or bathrooms unless they're direct-vent or sealed-combustion. Venting must use approved materials and clearances to prevent carbon monoxide risk.
Drain pan
Required anywhere a leak could cause damage — living spaces, attics, upper floors — piped to an approved discharge point.
Dedicated shutoff valve
An accessible shutoff on the cold water line supplying the heater, so it can be isolated for service without shutting off water to the whole house.
Pipe insulation
Hot and cold lines in unconditioned spaces — garages, crawlspaces, attics — need insulation to code, both for efficiency and to protect against freezing.
Bonding & grounding
Water and gas piping must be electrically bonded per the National Electrical Code. As a licensed electrical contractor too, this is one code item most plumbing-only companies have to call someone else in for — we don't.
Energy code compliance
New installs and major replacements must meet Washington State Energy Code efficiency minimums. We only install units that clear the bar, so you're not stuck redoing it at inspection.
