Water heater types we install

Tank

The familiar storage tank, in gas or electric. Simple to service and a good fit for many homes.

Tankless

Heats water as you use it. Older homes may need a larger gas line, a dedicated outlet or updated venting.

Heat pump

Pulls heat from the surrounding air, so it uses much less electricity. It needs a dedicated circuit and room to breathe.

Sizing

The right size depends on how many people use hot water and how. We size the unit before we install it.

Built to Code, Every Time

Vancouver, WA Water Heater Codes & Regulations

We pull the permit, meet every one of these requirements, and stand there for the inspection — so a water heater install never turns into a surprise later.

Permit is required

Washington's Uniform Plumbing Code requires a permit for nearly every water heater replacement. Inside Vancouver city limits that's the City of Vancouver Community Development Department; unincorporated Clark County goes through Clark County Community Planning. We pull the correct one for your address.

Seismic strapping

Vancouver sits in the Cascadia Subduction Zone / Portland Hills Fault area. Every tank unit gets two seismic straps — upper third and lower third, at least 4" above the controls — anchored to studs or masonry.

T&P relief valve

Every storage water heater needs a verified temperature-and-pressure relief valve, piped to discharge within 6" of the floor or to an approved drain receptor.

Expansion tank

Required on closed systems — homes with a pressure-reducing valve or backflow preventer — to absorb pressure from thermal expansion and protect the tank and plumbing.

Combustion & venting safety

Gas units can't go in small, frequently-used rooms like bedrooms or bathrooms unless they're direct-vent or sealed-combustion. Venting must use approved materials and clearances to prevent carbon monoxide risk.

Drain pan

Required anywhere a leak could cause damage — living spaces, attics, upper floors — piped to an approved discharge point.

Dedicated shutoff valve

An accessible shutoff on the cold water line supplying the heater, so it can be isolated for service without shutting off water to the whole house.

Pipe insulation

Hot and cold lines in unconditioned spaces — garages, crawlspaces, attics — need insulation to code, both for efficiency and to protect against freezing.

Bonding & grounding

Water and gas piping must be electrically bonded per the National Electrical Code. As a licensed electrical contractor too, this is one code item most plumbing-only companies have to call someone else in for — we don't.

Energy code compliance

New installs and major replacements must meet Washington State Energy Code efficiency minimums. We only install units that clear the bar, so you're not stuck redoing it at inspection.

Codes referenced: Washington State Plumbing Code (based on the Uniform Plumbing Code), WAC 51-56 (seismic provisions), WAC 51-11C (Washington State Energy Code), and City of Vancouver / Clark County permit requirements. Always confirm current requirements with the local building department before work begins — codes are amended periodically.

Vancouver Water Heater FAQs

How much does water heater installation cost?

It depends on whether you choose a tank, tankless or heat pump unit, the gallon size, and whether venting, a gas line or electrical work is needed. Our installation cost guide explains what drives the price.

What permits are required for water heater replacement in Vancouver, WA?

A plumbing permit is required for nearly every replacement. Inside city limits that goes through the City of Vancouver, and unincorporated Clark County goes through Clark County Community Planning. We pull the correct one for your address and coordinate the inspection.

Do I need seismic strapping for my water heater?

Yes. Washington plumbing code requires two seismic straps on every tank water heater, one in the upper third and one in the lower third, anchored to studs or masonry. We install them to code on every job.

Which type of water heater is right for my home?

It depends on your household, your fuel and your space. See tank, tankless and heat pump water heaters compared and how to choose the right size.

Can you install a tankless water heater in an older home?

Yes. Older homes often need a gas line resize, a dedicated outlet or updated venting to support a tankless unit. Because plumbing and electrical work come from the same team, we handle all of it ourselves.

Do you install gas, electric and heat pump water heaters?

Yes, tank, tankless, gas, electric and heat pump systems. If a heat pump unit needs a dedicated 240V circuit, our electrical team handles it on the same job.

Should I repair or replace my water heater?

A newer unit with a simple failed part is usually worth repairing. An older unit that leaks or keeps failing is usually worth replacing. See our repair or replace guide or our water heater repair page.

How long does a water heater last?

It depends on the type, the maintenance and your water quality. See how long water heaters last.

Ask About Water Heater Rebates

Local utilities in Clark and Cowlitz County have offered rebates on heat pump water heaters. Programs change, so check the current details before you buy and ask us if you have questions.
